PLANNING & DEVELOPMENT SUPPORT

Our firm has worked with communities and residential subdivision developers, evaluating solutions and determining the feasibility of zoning ordinances, development and property acquisition. Our clients look to us for guidance, as they attempt to address the impact on property value and marketability that the plan or ordinance may have on the real estate involved.

Make no little plans; they have no magic to stir men’s blood and probably will themselves not be realized. Make big plans; aim high in hope and work, remembering that a noble, logical diagram once recorded will not die.
— Daniel Burnham on Planning

Colliers Offices work together to provide community planning services reflective of economic realities

When our former partner in Denver was engaged by the City of Philadelphia to rewrite its zoning code, our team was brought in to test the economics of City proposed density bonuses for the CMX-4 and CMX-5 districts  that comprise the majority of Center City Philadelphia.  For example, Philadelphia wanted to incentivize certain types of parking garage development over others.  Garage design alternatives identified included underground garages, under buildings but above ground, and adjacent to buildings.  We made recommendations as to what density bonuses were required to encourage the development design the City desired.
